Measuring an Oaktown Roof Before Pricing It

Pricing starts with area, and area on a roof is not the same as the footprint of the house. A steep roof covers considerably more surface than a shallow one over the same rooms, which is why two houses with identical square footage inside can need very different amounts of material. So the first thing that happens is a real measurement, plane by plane, either walked with a tape and a wheel or pulled from aerial imagery and then verified on site.

Pitch gets recorded for every slope, and it does two jobs in the estimate. It sets the area, and it sets the labor. A crew can move comfortably on a moderate pitch and work most of the day.

Past a certain steepness they need staging, roof jacks and harness anchors, everything gets carried up by hand instead of slid, and the same square of shingles takes considerably longer to install. That's not padding. It's the honest cost of working on a surface people cannot stand on.

Waste is the part homeowners rarely hear about. A simple gable roof wastes very little, because most bundles get installed whole.

A roof with several valleys, dormers and hips wastes a good deal more, since every shingle running into a valley or up a hip gets cut and the offcut usually goes in the dumpster. A fair estimate states the waste factor openly, and a cut-up roof will always carry a higher one.

The measurement also produces the counts everything else hangs on. Linear feet of eave and rake for the starter and the drip edge, linear feet of ridge and hip for the caps, linear feet of valley for the membrane, the number of penetrations needing new collars, and the length of every wall the roof runs into.

When those numbers appear on your estimate, you can check them against your own house. When they don't appear at all, you are being asked to trust a number nobody has shown their work for.

Decking and Layers Under Oaktown Roofs

What sits under the shingles decides more about a reroof than the shingles themselves do. The first question is how many layers are up there.

A single layer over sound decking keeps things straightforward. A second layer changes the whole job, because tearing off two courses takes noticeably longer, the disposal load roughly doubles, and until the last of it is off nobody can say with certainty what the wood beneath looks like.

Decking around here comes in two forms, and each ages in its own way. Older homes tend to have solid boards run across the rafters with small gaps left between them.

Those gaps widen as the boards dry, and where they get wide enough a fastener has nothing to bite into. Sheet decking on newer houses grips much better but suffers wherever water has been sitting, typically along the eaves and in the valleys, and it can look sound from below while the top surface has already started coming apart in layers.

Since none of that is fully visible until tear-off, an honest estimate carries a decking allowance. Ours names a rate per sheet or board replaced and a set quantity included before anything extra applies, so there's nothing to argue about on the day. If we open the roof and find more soft wood than expected, you see the photographs before a single new sheet goes down, and you approve the change in writing.

Layers matter for what your town will permit as well. Many communities in central Indiana cap how many coverings a house may carry, and an inspector who finds too many can turn a finished job into a problem after the fact.

So when we quote a tear-off, that's exactly what the word means. Everything comes off down to the wood, the deck gets walked and refastened, bad boards get swapped, and the whole thing is dried in before the crew leaves for the day.

A Roofing Year in Central Indiana

Late winter is when the phone starts. The freeze and thaw swings of the previous couple of months have opened up whatever was marginal, and the first long warm rain finds it.

Most of what we do in that stretch is repair work and leak tracing, often on roofs that were fine in the fall and aren't fine now. It's also the best time to get on a schedule, because nothing has been booked yet and you can pick your week instead of taking whatever is left.

Spring brings the weather that does real damage. Hail comes through in bands, sometimes hitting one side of a town and missing the other entirely, and the same systems bring the straight line winds that crease tabs and strip ridge caps. Inspections spike, insurance work stacks up, and installs begin as soon as the ground firms enough to get a dumpster in a driveway without leaving ruts in a lawn.

Summer is the production season. Long daylight and dependable stretches of dry weather mean a crew can start and finish an average house without leaving it open overnight. The heat is the tradeoff.

Shingles get soft enough that walking them carelessly scuffs the surface, so crews start early and get the steep faces done before the sun turns them into a hazard. Attic temperatures in these months are also the reason ventilation gets more attention on a summer estimate than most homeowners expect.

Fall is the smartest time to have someone look, and the busiest time to try to book. Wind picks up as systems move through, leaves fill the valleys and the gutters, and every small defect that gets ignored in October becomes a winter problem.

We keep installing well into the cold as long as the material and the conditions allow it, and we handle repairs straight through the winter, but the work goes slower and the choices narrow. Anyone who tells you roofing stops when it gets cold has simply not scheduled it well.

Ask How the Money Can Change in Oaktown

A roofing estimate is a prediction about wood nobody has seen yet, so the honest question is not just what it costs but under what conditions that number moves. Ask it plainly.

What could make this go up, how would I find out, and what do I get to decide. A contractor who has answered that question a hundred times will walk you through it without getting defensive.

The biggest variable is the deck. Ask for the rate per board or sheet, the quantity already included in the price, and what standard is being used to condemn a piece of wood. Soft underfoot, delaminated, rotted at the edge and split from old fasteners are all legitimate reasons.

Looks old is not one of them. Then ask the question that actually protects you: will work stop and will you see photographs before anything gets replaced beyond the included amount.

The second variable is what hides under the flashing. Chimneys, sidewalls and skylight curbs sometimes turn out to have damage behind them that no inspection could have found from above.

Ask how that gets handled, whether it's a fixed adder or a time and material charge, and whether you'll get a written price before the crew proceeds. Ask the same about the fascia and the drip edge, which frequently look fine until the old material comes off them.

The last one people forget is the schedule. Ask what happens if weather stops the job partway, who is responsible for keeping the house dry overnight, and whether that costs anything. Ask whether the payment schedule ties to milestones or to dates, and whether anything is due before material arrives at the house.

Ask as well whether the price holds if you push the start date back a month or two, since material costs move and some companies quietly requote a job that sat. None of these questions are adversarial, and a good contractor won't hear them that way. They are the difference between a number you can plan your year around and a number that turns out to have been an opening offer with the real figure arriving on the day your roof is open to the sky.

The Attic Half of a Roof Inspection

Half of what we learn about a roof, we learn from underneath it. The shingles tell you how the surface has weathered. The attic tells you why, and it is the part most inspections skip because it takes time and nobody enjoys crawling through insulation on a warm afternoon.

With a light, we look at the underside of the sheathing for dark staining, which maps out where moisture has been sitting even when there's no active drip. Rusted nail tips point to condensation rather than a leak, and the difference matters enormously, because a condensation problem will ruin a new roof just as surely as it ruined the old one.

We check whether insulation has been packed into the eaves and choked off the intake, whether baffles exist at all, and where the bath and kitchen fans actually terminate. A fan dumping into the attic is one of the most common things we find and one of the cheapest to correct.

We also read the framing. Sagging between rafters, previous repairs, added weight from a second layer of covering, or a spot where somebody set a foot through and patched it from above. Any of that changes the scope, and it's far better known before you sign than discovered on tear-off day.

If your house has no attic access, or the ceilings are finished right up to the deck, we say so and adjust. In that case a moisture reading from below, a careful look at the soffit and ridge from outside, and a closer study of how the surface has aged carry more weight.

It is a slightly less complete picture, and we'll tell you it's less complete instead of pretending otherwise. Where the attic is only partly reachable, we get as far in as we safely can and note which sections of the deck we were able to see and which we were not, so the report reflects what was actually looked at.
